A listing is more than just text and photos — it’s your shop window. A high-quality listing increases visibility, builds trust, and leads to more enquiries and bookings. This article explains the elements that turn a basic listing into one that stands out and converts.


Key Elements of a Strong Listing

Before you publish, ensure your listing contains the following:

1. Clear and descriptive title

Keep it simple, specific and helpful.

Examples:

  • “Coastal Bungalow with Level Entry and Seaview”
  • “Family-Friendly Cottage with Wet Room and Private Garden”
  • “Modern Apartment with Step-Free Access Near Town Centre”

Avoid vague titles like Lovely Property or Nice House.


2. High-quality photos

Images are the most influential factor in guest decision-making.

Aim for:

  • 12–20 photos minimum
  • Bright, well-lit rooms
  • External and internal shots
  • Multiple angles of important rooms
  • Step-free entrances, bathrooms and accessibility features clearly shown

TIP: If wheelchair friendly features exist photograph them directly, don’t just describe them.


3. Well-structured description

A good description should:

  • Introduce the property style, layout and size
  • Highlight what makes it special
  • Be honest and factual
  • Use short paragraphs, not long blocks of text

Suggested flow:

  1. Overview of the space
  2. Sleeping arrangements and room layout
  3. Accessibility and mobility information
  4. Facilities, entertainment, garden and parking
  5. Local surroundings (beach, shops, attractions)

4. Accessibility clarity

Many guests booking through Disability Destinations have access needs. Transparency matters.

Make sure you include:

  • Step-free access or alternative routes
  • Bathroom details (wet room, shower chair availability, rails)
  • Parking distance from entrance
  • Any uneven ground or doorway measurements (if known)
  • Limitations — honesty builds trust

Even if your property is only partially wheelchair friendly, state it clearly.


5. Amenities and feature list

Tick everything applicable, including:

  • Kitchen facilities
  • Heating, Wi-Fi, smart TV
  • Outdoor space / garden
  • Parking information
  • Dog-friendly or service dog policies
  • Equipment available on request

Well-documented listings receive fewer pre-booking questions.


6. Pricing and availability

Before publishing your listing, make sure:

  • Rates are entered correctly
  • Seasonal rates are set where relevant
  • Minimum stay rules are added
  • Your calendar is open for correct dates

An empty or closed calendar can prevent bookings altogether.
