Preparing Your Property for Listing

Before you start creating your first listing, it helps to gather the key information and media you’ll need. A well-prepared listing not only speeds up the setup process, but also improves visibility, trust and booking performance.

This guide will help you prepare everything in advance so that adding your property is smooth and straightforward.

What You Should Prepare Before Creating a Listing

The more complete your listing is at launch, the better it performs. You should gather:

High-quality photos of the property

Ideally include:

  • Front/exterior view including entryway
  • Living areas
  • Bedrooms (multiple angles if possible)
  • Kitchen and dining
  • Bathroom(s)
  • Outside spaces (patio, garden, paths, parking)
  • Accessibility features such as ramps, wet rooms, grab rails and specialist equipment

Listings with visual evidence of wheelchair friendly features convert significantly better.

A clear property description

Think about what makes your property stand out.

You may want to cover:

  • Property type and size
  • Suitable group size (solo, couple, family, large groups)
  • Key features guests will love
  • Wheelchair friendly or step-free details if present
  • Style, atmosphere or location highlights
  • Some suitable activities and dining options locally

Keep wording natural, honest, and easy to understand.

Accessibility & amenity information

Guests need clarity, especially around mobility needs.

Prepare details such as:

  • Ramp access or step-free entry
  • Accessible bathroom layout
  • Door widths if known
  • Parking access and surface type
  • Lift access (if applicable)
  • Any adaptions, hoists, wet rooms or lowered counters
  • Pets, support animals or service dog policies

The more detail you give, the more confident guests will feel.

Pricing structure

You should have a clear idea of:

  • Nightly or weekly rate
  • Seasonal price changes (peak vs off-peak)
  • Cleaning fee or additional charges (if used)
  • Minimum or maximum stay requirements

Transparent pricing builds trust and reduces enquiry friction.

Check-in and guest information

Prepare what a guest needs to know before arrival, such as:

  • Check-in and check-out times
  • Key handover or keyless entry instructions
  • Parking location and width and whether it is suitable for a Wheelchair Accessible Vehicle (WAV)
  • Emergency contacts
  • House rules (pets, smoking, noise limits)

This will be added to your listing later and can reduce repeated questions.
